Thirteen Dutchess County towns side by side: how the county is organized, how you get around, school districts by address and what each place is like.

Choosing a town starts with where you need to be every day and how you want to live once you get home.

People ask me all the time which part of Dutchess County they should look in, and the answer always starts with more questions. Where do you need to get to every day? Do you want a walkable street or a few acres? Are you comfortable with a well and septic system? I grew up here, went to Arlington High School and Marist College, and have spent about ten years helping people buy and sell homes across the county. This is how I would walk a friend through the thirteen towns I work in most, describing the places themselves so you can decide what fits.

First, how Dutchess County is organized

New York's local geography confuses a lot of buyers, so it helps to start here. Dutchess County has two cities, Beacon and Poughkeepsie, along with twenty towns and eight villages. A village sits inside a town, and a hamlet is a named community inside a town that has no government of its own. That matters when you buy, because the town or village sets zoning and issues building permits, and your mailing address does not always match the municipality you pay taxes to.

A few examples from this list: the City of Poughkeepsie and the Town of Poughkeepsie are separate municipalities. The Village of Wappingers Falls sits within the towns of Wappinger and Poughkeepsie. Hopewell Junction and Stormville are hamlets in the Town of East Fishkill. Fishkill, Pawling and Rhinebeck each have both a town and a village of the same name.

Getting around the county

Commute access drives a lot of decisions here, so it is worth knowing the main routes before you compare towns.

  • Metro-North Hudson Line: stations at Beacon, New Hamburg and Poughkeepsie, where the line ends.

  • Metro-North Harlem Line: stations in eastern Dutchess at Pawling, Appalachian Trail (limited service), Harlem Valley-Wingdale, Dover Plains, Tenmile River and Wassaic, the northern end of the line.

  • Amtrak: stations at Poughkeepsie and at Rhinecliff in the Town of Rhinebeck.

  • Highways: I-84 crosses the southern part of the county and the Hudson at the Newburgh-Beacon Bridge. The Taconic State Parkway runs north and south through the middle. Route 9 follows the river, and Routes 52, 55 and 22 serve the south and east.

The towns, one by one

Poughkeepsie

The City of Poughkeepsie is the county seat, on the east bank of the Hudson. It has the busiest rail station in the county, with Metro-North's Hudson Line and Amtrak, and it is the eastern end of the Walkway Over the Hudson, the pedestrian bridge that is now a state historic park. Marist College sits along Route 9 on the river. The Town of Poughkeepsie surrounds the city and includes neighborhoods along Route 9, Route 44 and Spackenkill Road. Homes in the city are generally served by the Poughkeepsie City School District; in the town, depending on the address, by the Spackenkill Union Free School District, the Arlington Central School District or the Wappingers Central School District. Homes for sale in Poughkeepsie.

LaGrange

LaGrange is east of Poughkeepsie, with the Taconic State Parkway running through it and Route 55 crossing it. The hamlet of Lagrangeville is here, and so are the offices of the Arlington Central School District, which covers most of the town. The landscape mixes suburban neighborhoods with larger wooded lots, and many homes are on wells and septic systems. Homes for sale in LaGrange.

Wappingers Falls

The Village of Wappingers Falls takes its name from the falls on Wappinger Creek, which runs through the middle of the village. It has an older village center with homes on smaller lots, surrounded by the larger Town of Wappinger. Route 9 and Route 9D run nearby, and the New Hamburg Metro-North station is a short drive away. Most addresses are in the Wappingers Central School District. Homes for sale in Wappingers Falls.

Fishkill

Fishkill is where I-84 and Route 9 meet, which makes it one of the easiest places in the county to get in and out of by car. The Town of Fishkill surrounds the Village of Fishkill, with its historic main street on Route 52. Beacon's Metro-North station is close by. Depending on the address, homes are in the Wappingers Central School District or the Beacon City School District. Homes for sale in Fishkill.

East Fishkill

East Fishkill covers a large area in the southern part of the county, crossed by I-84, the Taconic State Parkway and Routes 52, 82 and 376. It includes the hamlets of Hopewell Junction and Stormville. The town ranges from subdivisions to rural roads with acreage, and you will find both public water and private wells depending on the neighborhood. The Wappingers Central School District serves much of the town and the Arlington Central School District serves parts of it, so check the address. Homes for sale in East Fishkill.

Hopewell Junction

Hopewell Junction is a hamlet in East Fishkill and where my office is, on Route 52. It is the southern end of the William R. Steinhaus Dutchess Rail Trail, a paved county trail that runs about 13.4 miles from the Hopewell Depot to the Walkway Over the Hudson in Poughkeepsie. The Taconic and I-84 are both close. Most homes are in the Wappingers Central School District, with some in the Arlington Central School District. Homes for sale in Hopewell Junction.

Hyde Park

Hyde Park runs along the Hudson north of Poughkeepsie on Route 9. It is home to three National Park Service sites: the Home of Franklin D. Roosevelt, the Eleanor Roosevelt site at Val-Kill and the Vanderbilt Mansion. The Culinary Institute of America's campus sits on the river here. Housing ranges from neighborhoods near Route 9 to larger properties further east. Most of the town is in the Hyde Park Central School District. Homes for sale in Hyde Park.

Pleasant Valley

Pleasant Valley sits northeast of Poughkeepsie along Route 44, with Wappinger Creek running through it. It has a small hamlet center and a lot of open land, with many homes on wells and septic systems. Most of the town is in the Arlington Central School District. Homes for sale in Pleasant Valley.

Beacon

Beacon is a city on the Hudson at the foot of Mount Beacon, at the eastern end of the Newburgh-Beacon Bridge. Its Main Street runs from the river toward the mountain, and the Metro-North station sits right on the waterfront. Dia Beacon, the contemporary art museum, is in a former factory by the river, and Hudson Highlands State Park Preserve trails start nearby. Homes are mostly older and closer together than in the surrounding towns. The city is served by the Beacon City School District. Homes for sale in Beacon.

Stormville

Stormville is a hamlet in the eastern part of East Fishkill, along Route 216 and Route 52. It is one of the more rural parts of southern Dutchess, with winding roads, larger lots and homes that are mostly on wells and septic systems, while still being a short drive to I-84 and the Taconic. School districts vary by address, so check before you fall in love with a house. Homes for sale in Stormville.

Pawling

Pawling is in the southeastern corner of the county along the Connecticut line, on Route 22 and Route 55. The Village of Pawling has a walkable center and a Metro-North Harlem Line station, and the Appalachian Trail crosses the town, with its own limited service station. The town is mostly served by the Pawling Central School District. Homes for sale in Pawling.

Union Vale

Union Vale is a rural town east of LaGrange, crossed by Route 55 and Route 82. It has farms, woods and homes on larger lots, nearly all on private wells and septic systems. Tymor Park, the town park, is one of its landmarks. Most of the town is in the Arlington Central School District. Homes for sale in Union Vale.

Rhinebeck

Rhinebeck is further north on the Hudson, on Route 9, with Route 9G running just east of the village. The Village of Rhinebeck has a historic center of shops and restaurants, and the town includes the hamlet of Rhinecliff with its Amtrak station, near the Kingston-Rhinecliff Bridge across the river. The Dutchess County Fairgrounds are here and host the county fair each August. The town is served by the Rhinebeck Central School District. Homes for sale in Rhinebeck.

How to narrow it down

Once you know the towns, I suggest comparing them on a handful of practical points rather than on reputation.

Your daily route

Drive it at the time you would really be driving it. A house ten minutes from the Taconic and a house ten minutes from I-84 lead to very different mornings. If you take the train, the Hudson Line and the Harlem Line serve different parts of the county.

Water and sewer

Many homes outside the cities and villages are on private wells and septic systems. That is completely normal here, but it changes your inspections and your upkeep, so decide early how you feel about it.

School district by address

School district lines in Dutchess County do not follow town lines. Two houses with the same town in the address can be in different districts. If the district matters to you, confirm it for the specific address with the district itself.

Property taxes

Taxes in New York depend on the town, the school district and the assessment, so they can vary a great deal between houses that look similar. Look at the actual tax bill for any home you are considering, and see how assessments work here.

Already own a home here?

Most of the buyers I work with are also selling. If you are moving within the county, the order of the two sales matters, and so does the price of the home you already own. Selling Your Home in Dutchess County covers the process, and you can request a home value report for your current address.

Frequently asked questions

What is the difference between a town, a village and a hamlet in Dutchess County?

Dutchess County has two cities, Beacon and Poughkeepsie, plus twenty towns and eight villages. A village is a municipality inside a town with its own local government. A hamlet, such as Hopewell Junction or Stormville in the Town of East Fishkill, is a named community with no separate government; the town handles zoning and permits.

Which Dutchess County towns have a Metro-North station?

The Hudson Line stops at Beacon, New Hamburg in the Town of Poughkeepsie, and Poughkeepsie, where the line ends. The Harlem Line stops in eastern Dutchess at Pawling, Appalachian Trail, Harlem Valley-Wingdale, Dover Plains, Tenmile River and Wassaic. Amtrak also stops at Poughkeepsie and at Rhinecliff in the Town of Rhinebeck.

Are most homes in Dutchess County on wells and septic?

Many homes outside the cities and villages use private wells and septic systems, especially in towns like Union Vale, Pleasant Valley, LaGrange and the rural parts of East Fishkill. Homes in Beacon, Poughkeepsie and the village centers are more often on public water and sewer. Check the specific property.

How do I find out which school district a Dutchess County house is in?

Ask the school district to confirm the specific address. District lines in Dutchess County do not follow town lines, so two homes in the same town can be in different districts. The Arlington Central School District, for example, covers most of LaGrange, Pleasant Valley and Union Vale and parts of the Town of Poughkeepsie and East Fishkill.

Is Hopewell Junction its own town?

No. Hopewell Junction is a hamlet in the Town of East Fishkill, as is Stormville. Zoning, building permits and the assessment for homes there are handled by the Town of East Fishkill.

What is the Dutchess Rail Trail?

The William R. Steinhaus Dutchess Rail Trail is a paved county trail of about 13.4 miles that runs from the Hopewell Depot in Hopewell Junction to the Walkway Over the Hudson in Poughkeepsie, passing through East Fishkill, LaGrange, Wappinger and the Town of Poughkeepsie.
